Per our Declaration, the HOA maintains the signage and related landscaping located at the entrance to the Subdivision in a neat and attractive condition. The cost of this maintenance is what a portion of the yearly HOA dues are used for. This maintenance includes trimming of shrubs and trees, mulching and edging of the beds adjacent/connected to the signage and fencing, and fertilizing/weeding. It also includes replacement of any trees and shrubs as necessary, and any repair and upkeep of the fencing, lighting, signage and wall.
The mowing and landscape maintenance in the area between the front lot line and the roadway pavement, as well as the areas consisting of landscaping mounds on any Lot, shall be the responsibility of the Lot owner. Lot Owners may not regrade any landscaping mounds nor remove any living trees from any landscaping mounds.
The photos below show the HOA Common Property, with the adjacent/attached beds and landscaping circled to indicate which areas the HOA are responsible for maintaining.
